Digisap LLC operates the Site as a real estate information portal and advisory services platform for the Miami and South Florida real estate market, primarily targeting Latin American buyers, investors and residents.

2. Acceptance of Terms

By accessing, browsing or using the Site in any way, you declare that:

1. You have read, understood and accept these Terms and Conditions in their entirety.
2. You are at least 18 years of age and have legal capacity to enter into contracts.
3. You accept our Privacy Policy, which forms an integral part of these Terms.

If you do not accept these Terms, you must refrain from using the Site. Continued use of the Site after any modification of these Terms constitutes acceptance of those changes.

Inmuebles Miami offers the following services through the Site:

• Listing portal: publication and search of residential properties in Miami and South Florida (condos, homes, penthouses, rental properties and pre-construction).

• Real estate advisory: connection with advisors specializing in Latin American buyers.
• Informational blog: editorial content on investment, neighborhoods and Miami lifestyle.
• Complementary services: information on mortgages, legal services, relocation and property management.

Digisap LLC acts as an information and referral platform. Actual real estate advisory services may be provided by licensed agents under the supervision of a broker registered in the State of Florida.

4. Permitted Use of the Site

You agree to use the Site only for lawful purposes and in accordance with these Terms. In particular, the following are expressly prohibited:

• Copying, reproducing, distributing or commercially exploiting any content from the Site without prior written authorization from Digisap LLC.
• Scraping, automated crawling or bulk data extraction from the Site.
• Posting or transmitting false, defamatory, fraudulent, obscene content or content that infringes third-party rights.

The trademarks "Inmuebles Miami" and associated logo are registered trademarks or pending registration of Digisap LLC. Unauthorized use is prohibited.

Property images shown on the Site come from licensed sources (Unsplash, MLS, authorized owners) and reproduction without authorization may infringe third-party copyrights.

6. Limitation of Liability and Warranties

Digisap LLC does not warrant that:

• The Site will be available on an uninterrupted, timely, secure or error-free basis.
• Results obtained from use of the Site will be accurate, reliable or satisfactory.
• Property listings accurately reflect current availability, price or market conditions.

In no event shall Digisap LLC, its directors, employees, partners, suppliers or affiliates be liable for:

• Direct, indirect, incidental, special or consequential losses or damages arising from use of the Site.
• Investment or purchase decisions made based on information published on the Site.
• Economic losses from real estate transactions carried out by advisors, brokers or third parties referred through the Site.
• Service interruptions, technical errors or data loss.

Digisap LLC's maximum liability in any case shall not exceed USD $100 or the amount paid by the user for services in the past 12 months, whichever is greater.

• Appreciation projections or investment return estimates are based on historical data and do not guarantee future results.

• Inmuebles Miami is not a licensed real estate broker. References to agent or advisor services do not imply recommendation, endorsement or guarantee of their services.
• Pre-construction projects presented are subject to changes by developers, including price modifications, design changes, delivery date changes or project cancellation.

8. Third-Party Links

The Site may contain links to third-party websites (e.g., Google Maps, WhatsApp, MLS portals, developer sites). These links are provided solely for your convenience and information.

Digisap LLC has no control over the content, privacy policies or practices of those sites, and assumes no responsibility for them. We recommend reviewing the privacy policies and terms of use of any third-party site you visit.

The inclusion of a link does not imply endorsement, sponsorship or recommendation by Digisap LLC.
